Buying a home is one of the biggest investments you will ever make. There are many costs when purchasing a home. A smart buyer will weigh the pro’s and con’s before making a large purchase. What are some of the things to consider?
1. Does the home builder have a good reputation for quality of construction?
2. How does the builder rate for Customer Service?
3. What type of warranties does the builder offer?
4. Does the builder demand a high amount of money for earnest money?
5. Is the location a prime location for resale?
6. Does the builder offer incentives? How do the incentives compare to other builders?
7. Does the builder offer a lower price if you do not bring in your own Realtor?
For all of the questions above except for question no. 7, the answers vary depending on the builder. In answer to question no. 7, in the Phoenix, Arizona market, the answer is a resounding NO! If you purchase a home without bringing in your own Realtor- you don’t have anyone to represent you except you. The builder will NOT give you a lower price on the price of the home. In fact, you may get fewer perks than if you bring in your own Realtor.
For instance, whether you buy a brand new home or a resale home, we give our clients a luxury vacation at close of escrow. You may choose from several vacation packages including cruises. So… if you are going to buy or sell a home, you might as well receive ALL of the perks you can!
